Area in Need of Redevelopment Preliminary Investigation, Redevelopment Plan, and Site Plan Review

Raritan Township was interested in promoting the redevelopment of a 22-acre former metallic powder production facility, which operated on the site from 1957 to 2009. In 2019, after a decade of closure and clean-up, the property owner worked with the municipality toward a redevelopment designation to incentivize redevelopment of the site.
In 2022, a redeveloper came forward with a proposal to include an additional 6.76-acre parcel adjacent to the subject property, to provide for the redevelopment of the site as a 350,000+ square foot warehouse. In order to implement the proposal, an additional redevelopment study and plan were completed.
JCA conducted a redevelopment study in 2019, which was recommended for approval by the Planning Board and then designated by the Township Committee. JCA developed a redevelopment plan for the site proposing a variety of industrial and commercial uses. In 2022, JCA conducted a study of the additional 6.76-acre site adjacent to the original property, providing for a combined 28-acre site. A redevelopment plan was developed for both parcels permitting the 350,000+ square foot warehouse.
An important aspect of the project was maintaining a large buffer along the southern property line where the project abutted a roadway with residential development. Likewise, truck traffic was restricted from surrounding residential roadways and limited to the US 202 frontage. A site plan was submitted in late 2023 to the Planning Board and JCA conducted the site plan review, which was approved in May 2024.
